Tokenized real-world assets reached $39.01B in distributed value by 23 October 2026, up roughly 81% from $21.5B at the start of the year, against a represented value of $352-371B. Tokenized Treasuries are 37-38% of the total at a 3.60% 7-day yield, private credit is about 20%, and real estate is under 1%. The market is concentrated in Securitize and Ondo and barely used as collateral: DefiLlama shows $34.865B of on-chain AUM but only $4.182B deployed in DeFi. Hold RWAs through an exchange or a wallet rather than minting directly, and check the issuer before the yield.

![Tokenized real-world assets represented as Treasury, credit and commodity tokens settling on a blockchain](https://img1.ladyww.cn/picture/Picture00206.jpg)

Tokenized real-world assets are a $39.01 billion market in distributed value as of 23 October 2026, up roughly 81% from about $21.5 billion at the start of the year, per RWA.xyz. That is the number, and it is far narrower than the headlines suggest. Two categories hold most of it, two platforms issue a fifth of it, and only $4.182 billion is actually deployed inside DeFi apps, per DefiLlama. This guide breaks down what tokenized real-world assets contain, who issues them, where they can be used, and what a retail holder should do — using only figures dated October 2026 and stating the date on every one.

## How Big the Tokenized Real-World Assets Market Actually Is

The tokenized real-world assets market held $39.01 billion in distributed value on 23 October 2026, per RWA.xyz, against roughly $21.5 billion at the start of 2026. That is about 81% growth in ten months, and it is the only figure here that measures tokens actually issued and sitting in wallets.

The larger number is the one the headlines skip. Represented value — the assets those tokens stand for — sits at $352–371 billion on the same date. The gap runs roughly nine to one. Tokens have been minted against a fraction of the assets that could be tokenized, and much of the represented value has not been distributed to holders yet. Read “RWA market” without a qualifier and you cannot tell which of these two figures the writer meant.

Holder counts tell the same story from the other end. RWA.xyz put holders at roughly 5.19–5.26 million across 16–23 October 2026. Divide $39.01 billion by 5.2 million and the average position is about $7,500. This is not a retail mania. It is a few thousand desks moving size plus a long tail of small balances.

Ethereum hosted $16.05 billion of that distributed value, per RWA.xyz in October 2026 — about 41% of the total on one chain. That concentration is worth knowing before you assume these assets live everywhere. They live where the settlement guarantees and the issuer tooling already exist. If you want the plain-English version of what those guarantees are, start with [what a blockchain actually does](/what-is-blockchain/).

### Why the number changes with the dashboard

Token Terminal reports $46.3 billion for the same market. Not because it is wrong, but because it counts categories RWA.xyz excludes. DefiLlama’s RWA dashboard sits lower, at $34.865 billion in on-chain AUM.

That is an $11.4 billion spread between the high and low figures — roughly a third of the smallest total. Methodology moves this market more than a good month does. When you read that tokenized real-world assets hit a record, check three things before believing the direction of travel: the definition, the date, and whether the total quietly includes stablecoins. A market can look like it grew double digits overnight because someone added a category.

## What Is Actually Inside the $39B of Tokenized Real-World Assets

The table below uses RWA.xyz’s $39.01 billion distributed-value figure as the denominator, so every share is arithmetic from that one number, not a separate source. Treat shares as indicative to the nearest point.

| Category | On-chain value | Share of market | Yield or use | Main risk |
|—|—|—|—|—|
| Tokenized US Treasuries | $14.64–14.90B across 117 funds | 37–38% | 3.60% 7-day APY, cash management and collateral | Fund and custody risk, KYC gates |
| Private credit | ~$8B | ~20% | Maple pays 5.20% | Borrower default, loans that do not trade |
| Commodities | over $5B | over 12% | Gold and metals exposure without vault logistics | Custodian, audit and redemption terms |
| Tokenized stocks | ~$3.3B | ~8% | Equity exposure with 24/7 transfer | Issuer wrapper, not a share register entry |
| Real estate | ~$226M | under 1% | Rental income and fractional title | Property law, transfer restrictions, slow exit |
| Stablecoins (context) | $292.40B | not counted in the RWA total | Payments and trading collateral | Issuer reserve quality |

### Treasuries are the market. The rest is a rounding error.

Tokenized US Treasuries are $14.64–14.90 billion across 117 funds at an average 3.60% 7-day APY in October 2026. That is 37–38% of the entire market in the most boring instrument available. One hundred and seventeen funds chasing one product means fee competition, which is good for buyers and bad for anyone pitching novelty.

Private credit is the second pillar at about $8 billion, roughly a fifth of the market. The yield is the pitch: Maple pays 5.20%. That is 160 basis points over the Treasury rate for accepting borrower default risk on loans that do not trade. Plume’s nOPAL advertises 10.73%, and the same logic applies harder — the higher the number, the more of it is credit risk rather than technology.

Commodities clear $5 billion, more than 12% of the market. Tokenized stocks are about $3.3 billion, roughly 8%. Real estate is $226 million, about 0.6% of $39.01 billion.

Then there is the category that dwarfs all of them. Stablecoins sit outside the RWA figure at $292.40 billion. Add them and the total would be $331.41 billion, more than eight times the headline. Whether stablecoins belong in an “RWA market” is a definitional argument, and it explains a good part of the spread between dashboards. For reference on the underlying numbers, [RWA.xyz](https://app.rwa.xyz/) publishes the category breakdown and [DefiLlama](https://defillama.com/protocols/RWA) publishes the on-chain AUM view.

## The Platforms Holding Most of It

Securitize is the largest issuer at $4.38 billion, with Ondo next at $3.96 billion, per RWA.xyz in October 2026. Together that is $8.34 billion, or about 21% of the $39.01 billion market in two names.

Concentration this high changes what you are buying. You are not buying a diversified asset class. You are buying a claim administered by a small number of regulated entities, each with its own custodian, transfer agent and subscription process. If one issuer’s redemption channel seizes up, a fifth of the market’s exit route is affected, and the token price on a secondary venue will show it before any press release does.

There is a second layer of concentration: Ethereum at $16.05 billion of distributed value, about 41% of the total per RWA.xyz. Issuers go where the tooling is, and the tooling is on Ethereum. If you want the mechanics of where those tokens settle and what a rollup does to the cost of moving them, the [layer 2 comparison](/ethereum-layer-2-comparison/) covers it.

The practical catch is access. Most top RWA products require KYC to mint or redeem, which means the token can be permissionless to hold and permissioned to create. A token you can receive without paperwork is often a token you cannot redeem without it.

## Where the Tokens Can Actually Be Used

This is the number that reframes the whole market. DefiLlama counted $34.865 billion in RWA on-chain AUM and $4.182 billion actually deployed inside DeFi apps — about 12%. The rest sits in wallets, custodial accounts and fund structures, doing nothing on-chain except existing.

Where it does get used, it concentrates fast. Morpho Blue holds $735.9 million and Aave V3 holds $437.6 million, per DefiLlama in October 2026. That is $1.17 billion between two venues, or 28% of everything deployed.

The gap is not a technology problem. Issuance is a legal and operational exercise, and it is now routine. Secondary liquidity needs market makers willing to warehouse an asset with a KYC wrapper, a transfer restriction and a redemption window. Collateral use needs something harder still: a lending market willing to accept the token at a haircut, an oracle that can price it when it barely trades, and a liquidator who can actually seize it inside the legal structure. For most of the $39 billion, one of those three is missing.

So the honest description of tokenized real-world assets in October 2026 is a large issuance business with a small DeFi attachment. Issuance is easy. A deep order book and a collateral schedule are not.

## Why a 3.60% Treasury Token Competes With Staking

Tokenized Treasury funds paid 3.60% on a 7-day basis in October 2026. ETH staking grossed 2.63% in Q3 2026. The cash instrument paid 97 basis points more than the risk asset, before anyone took a validator commission.

Run the net number and the gap widens. A 39.95% commission on 2.63% leaves about 1.58%. Even a 10% fee only gets you to roughly 2.37%, still below the Treasury. The [proof of stake vs proof of work comparison](/proof-of-stake-vs-proof-of-work/) works through the gross-to-net math and the exit-queue costs; the short version is that staking is an ETH position that happens to pay a stipend, not a yield strategy.

What the 3.60% actually does is give a risk team an on-chain cash benchmark. Any protocol offering less than 3.60% for locking capital now has to explain why it is worse than a T-bill that settles on the same chain. Any offer above 3.60% has to name the extra risk that pays for the premium — credit, duration, leverage or illiquidity. That is new. Before tokenized Treasuries, there was no risk-free rate you could hold in the same wallet as your DeFi position.

Cost eats the edge at small size. Moving $500 into a fund on Ethereum L1 at $2–10 per transfer, then paying again to redeem, is 1–2% of the position before you earn a cent of the 3.60%. The [crypto gas fees explainer](/crypto-gas-fees-explained/) covers where that goes. Below a few thousand dollars, the yield is a rounding error and the transfer fees are not.

## The Risks Worth Pricing

Six things can cost you money in tokenized real-world assets, and only one of them is a smart contract.

**Issuer and custody risk.** The token is a claim on a fund or a special-purpose vehicle, not the bond itself. If the issuer or its custodian fails, the token’s market price reflects that before the courts do.

**KYC and transfer restrictions.** Whitelists can be frozen. Tokens can be non-transferable to addresses that have not passed onboarding. A position you cannot move is not liquid, however the dashboard counts it.

**Thin secondary markets.** Most of these tokens trade on a handful of venues with wide spreads. The NAV is published; the price you can actually get may not be near it.

**Redemption through the issuer.** Exit runs on the issuer’s calendar and paperwork, not a 24/7 book. In a stress event, everyone queues at the same window.

**Smart-contract risk.** The wrapper, the vault and the lending market are all code. Morpho Blue and Aave V3 are audited and battle-tested, and audited code has still lost money.

**Legal limits dressed as technical ones.** Tokenized real estate is $226 million, under 1% of the market, and not because nobody thought of it. Every property needs its own title work, local counsel, valuation and transfer rules. That is a legal cost per asset, and it does not fall with better smart contracts.

Check the issuer before the yield

Before buying any yield-bearing token, identify the legal issuer, what the token is a claim on, and who custodies the underlying asset. If a product advertises a yield but cannot name a regulated issuer and a custodian, you are buying an unsecured promise with extra steps.

## How a Retail Holder Gets Exposure

Be realistic: you will probably not mint. Direct issuance usually means KYC, a minimum subscription, an accredited-investor test in some jurisdictions, and a redemption process that runs through a transfer agent. That is a desk product wearing a retail interface.

The working route is an exchange or a wallet that already supports the token. An exchange holds the legal wrapper on your behalf, which is why it can list an asset you could never subscribe to directly — and why you now carry exchange counterparty risk instead of issuer risk. Compare the [best crypto exchanges](/best-crypto-exchanges/) on listing depth and withdrawal fees before you assume the token is available where you already trade.

Self-custody works, with a caveat. A wallet gives you the token and the keys, but not a shortcut through the issuer’s KYC. You can hold a permissioned token you could not redeem. If that trade-off is acceptable, the [best crypto wallets](/best-crypto-wallets/) guide covers the options, and check that the token exists natively on the network you are using before you bridge anything.

## Verdict

The tokenized real-world assets market is real and it is $39.01 billion as of 23 October 2026. It is also a Treasury market with a credit sleeve attached, issued by two platforms, sitting mostly on Ethereum, and barely used as collateral. Anyone selling you “the tokenization of everything” is describing the $352–371 billion represented value, not the $39.01 billion that has actually been distributed.

Buy it for the two things it does well: a 3.60% dollar yield that settles on-chain, and a cash benchmark you can hold next to a DeFi position. Do not buy it for liquidity you have not checked, for a redemption you have not read, or for a yield whose risk you cannot name. Private credit at 5.20% and 10.73% headline products are credit trades, and they should be sized like credit trades.

For most retail holders the answer is an exchange listing, a position small enough that gas and spreads do not eat the coupon, and a habit of reading the issuer before the APY. The assets are legitimate. The wrapper is where the money gets lost.
